The accommodation is modern and comfortable, with great facilities that make day-to-day living easy and enjoyable. What really stands out, however, is the strong sense of community fostered by the management team. They host a variety of fun and engaging events throughout the year, making it easy to meet new people and make lasting memories. Whether it's movie nights, quiz events, or social gatherings, there's always something happening that helps create a vibrant, friendly atmosphere. What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

The unilife team at Sparkford house are excellent, Dom the building manager is nothing but helpful and bright personality which gives Sparkford house the homely feel. The maintenance team are always helpful if there are any issues in the room.

The staff overall is very friendly and lovely. Dominic is quite literally the perfect person for a property manager here in Sparkford house he makes sure everyone is satisfied and happy. It’s a lovely place to live and the events are the best, my few notes would be being in Winchester School of Art it’s quite a hassle getting there or to highfield campus without traveling through hills or getting a bus. Social experiences are amazing. The WiFi would be my only negative as there’s no service in the building unless you’re in the reception and even then it’s quite weak. But other than that everyone and everything is perfect.
Absolutely love it!! Everyone is so friendly and the facilities are awesome. All the staff are amazing especially Dom!! (And Lewis and everybody else). Felt so welcomed from the minute I walked through the door. The regular (and free) events they hold are amazing and we all have so much fun! I can’t believe I’ve only been here for a few weeks, it really does feel like home ☺️
I've had a great experience living at this student accommodation. The rooms are well-maintained, modern, and provide everything I need for studying and relaxation. The common areas are spacious and always clean, making it a great place to socialize with other students. The location is super convenient, with easy access to public transport, shops, and my campus. The staff are friendly and responsive, always ready to help with any issues. Overall, it's a comfortable and supportive environment for students, and I would highly recommend it!
Studios are modern but they need a good clean at time of move in and often multiple things are broken. Staff are unhelpful, rude and do the bare minimum to maintain the building. Any issues = the staff are NOT interested. Not what you expect when paying such high prices. The bin shed floor is almost always covered in rubbish bags and rubbish, and often there is litter surrounding the building that is never picked up. The maintenance men are lazy and do the bare minimum when fixing something. They make you wait around all day for something to be fixed in your studio with no set time slot, often they don’t even turn up with zero communication so you are just left waiting.

Great location and great hot chocolate
Unilife is awesome value for money with perfectly sized and comfortable rooms, lovely social spaces and amazing and friendly staff who are always there to help, with any problem big or small. I have loved living at Unilife for my 2nd year of University and I am very happy to be living there for my 3rd year too. I would highly recommend Unilife Sparkford House for great quality accommodation, especially with being very close to main campus!

Unilife Sparkford House is absolutely first-class accommodation. The customer service is exceptional, with friendly staff always ready to assist. The facilities are state-of-the-art, and the events are fantastic, offering a vibrant social scene. It truly has everything a student could wish for. The team is always on hand and incredibly helpful. If you’re in search of student accommodation, I highly recommend arranging a viewing because this place genuinely speaks for itself!
Not only is the building lovely, accommodating, welcoming, and clean, but the staff are also so friendly. They truly care for every individual in the UniLife building, making UniLife a home away from home, and also as comfy as possible whilst studying at University. They also put on great events, allowing us to look forward to social events where we can hang out with our friends. From pizza nights and weekly yoga classes to big casino parties (including photo booths, a DJ, casino tables, food, and glasses of bubbly). UniLife really is worth every penny, from the gym and Netflix account included in the price to the water bottles, mugs, notebooks, an umbrella, and other essentials they gift to you on arrival. A home away from home when studying!

Unilife is a wonderful place to live and has everything I need. The location of the building is perfect and is the main reason I chose unilife. The social events calendar is great and the social/ communal spaces are clean and well equipped, I love the study booth, games room and gym in particular. The room is the perfect size with loads of storage and I feel happy and comfortable here. The only small complaint I have is that the grab and go breakfast is put out too late for it to be worthwhile for me personally. I usually have 9am classes and I try to get breakfast when I leave (around 8:45) but the breakfast is never out and ready at this time which means I often don’t have any breakfast (as I planned to eat at the grab and go). If the breakfast was ready by 8:45 it would be perfect and much more worthwhile for me.
I've been living in Unilife for one year. Everything in here is very good! I got a great private space with a soft double bed, separate bathroom, and a kitchen. More than that, we residents also got free breakfast, coffee and tea. Meanwhile, the area around here is very quiet and safe, and it only need to take 15-20 mins walk to Winchester City Centre for shopping and to Winchester Station for catching a national railway to any other cities. Every staff in Unilife is kind and lovely. They held many interesting events and activities for us. And the reception would take care of our parcels and mails. They also would do thier best to provide assistance when sometimes I need help.
I lived here for a school year and had a great experience! Everyone at Unilife is very warm and lovely! The staff are very responsible and will be your good friends here. Delicious bread or fruit and yogurt are served at the ‘grab and go’ area on the first floor from Monday to Friday morning during classes, and the apartment also hosts a variety of interesting activities from time to time. In addition, the overall living environment is clean and comfortable, very quiet and suitable for study. Love this apartment and highly recommend it!
Staying at Unilife Sparkford House was one of the nicest experiences I had during my time studying in England. I liked the location since it is in a green neighbourhood with safe and quiet surroundings, and amenities like restaurants, shops, public transportations are within 10 to 15 minutes of walking distance. The residence, including all of the recreational facilities and the studio, is pleasant, spacious, and cozy. Also, the staff is extremely nice, friendly, prompt and responsive. Apart from the great services, there is also the social events component which engages the community with fun and great activities, to name some such as the art and study group sessions as well as the gardening. The general atmosphere is quite welcoming and makes one feels at home. It was a genuinely wonderful visit and an incredible place to remember!

Sparkford House is filled with cheerful staff and students! It provides you with a lovely mix of privacy but good engagement through the events they plan and set up for students! Definitely would recommend for anyone who's thinking about renting!
Unilife is the most welcome accommodation I have ever had. I came to the Uk for nearly eight years now; I would say it’s the best! And It’s the only accommodation that provides breakfast, hot chocolate, coffee and tea! The accommodation has an excellent environment and many events and free lessons that residents can attend! Winchester Train station and city centre are not far from Unilife, it will only take around 15 mins walk which is really convenient. Staffs here are nice and kind, they make me feel more relax and comfortable! Staff especially Safi Thier, is the best I have ever met!!!😻 She is really kind and helps me a lot~
Spacious studios which are much larger and of a higher standard than renting options from the University. The quality of life at Unilife is very high: events are run weekly and all of the residents are very nice.
I spent a really memorable time in Unilife. As student studied in WSA, I can meet and make friends with lots of peers here and also some students from UoW. Besides, the staffs here are friendly and always helpful for me. For the studio I lived in, it’s quite comprehensive, spacious and bright. And it’s quite nice to have a big mirror in the bathroom! And the common area which really makes me satisfied. I prefer the gym, the game room and the music room. Providing me the time to relax and social with my friends! By the way, it’s nice to have free exercise classes such as boot camping and yoga. And there’re others activities which I found them interesting and I can know some cultural differences. I’d like to say, thanks for staffs Safi, Ben, Alex and Alexa to organize and manage such a good living environment. It’s nice and lucky to live in Unilife and meet all of your guys!
This is the most perfect student house in Winchester (I have lived in almost all of the student houses in Winchester in the last four years). Firstly the modern style of the interiors are very clean and functional and there is a very comprehensive range of communal spaces. Secondly, the Unilife management team is very responsive to student problems such as blocked drains and broken cupboards. The most important thing is that Unilife offers a wide range of social activities for students, such as special events every holiday and football matches, all free of charge. It's really perfect.

They are there whenever you need them and I have felt safe all the time during the academic year I stayed with them. I have had no doubts about asking questions or anything, even though it's a small thing.
Living in Unilife Sparkford House was really a wonderful experience. The studio is neat, clean and modern, very well equipped with everything you need. Its sofa and TV are my favourite! There's a laundry room with sufficient washing and drying machines that are free of charge. The staff are really kind and friendly, who are always ready to help you. Btw the coffee machine at lobby is great as well!
Sparkford House offers a greater quality of living than student halls, offering the residents more space, privacy and a vast range of in room facilities such as a personal kitchen, a tv complete with netflix and more than amble storage space. On top of this the team at Sparkford House are perpetually polite and friendly, always doing the best for their residents. I would 100% recommend Sparkford House to anyone looking to study in Winchester. Overall Sparkford House was an amazing space to have lived in during my studies and I can not thank the team enough.
Though I only lived here temporarily while I was a student at another university, I really enjoyed having the opportunity to live in such a safe and welcoming environment. The studios themselves are extremely spacious, clean and well-equipped for studying and day to day activities. I would advise new residents to come with a couple of lamps for the bedside tables as the overheard lighting can be a little harsh at times (but not too overbearing!). After being a student for 4 years I was so relieved to be able to access such exemplary laundry facilities that were also in the same building I lived in!! Furthermore, the staff at Sparkford House have been extremely helpful, warm and kind; and are always happy to advise or assist you 24/7!! Thank you!!
I really liked staying at the accommodation and I think my room was amazing as I was able to have enough space in my room to put my stuff in and I think the fact that the accommodation is very near to the University of Winchester made it easier for me to go to University on a daily basis. I was one of the first people to move into the newly built Sparkford House, and I absolutely love living there. I feel safe at all times, due to the building’s security and personal intercom system in each studio. It really is a home. There is a strong community feel to the building because of the many social events planned. The Unilife staff have always been welcoming and friendly, I feel like I can easily contact them at all time.
Unilife has been an amazing experience for me . from day one the team where there for me and made everything easy and made me feel welcome. they have been there to support me through tough times personally and with my studies. the team and the other students have become an extended family to me and I am really sad to have to leave for personal reasons. i love how you have your own space but the social space is there 24/7 and it is laid out well. The location is amazing as you do not have to worry about getting to university and as you are so close you can pop in whenever you need to . Winchester is a lovely city too. but I can not say enough about the city manager of sparkford as nothing is ever too much for him. i feel privileged to of been part of this experience and hope to be back in the near fututre.
I have been staying at Unilife Sparkford House in Winchester for the past few weeks. The studios are large and very spacious. They are fully private flats meaning I have everything for a super happy and independent life. The kitchen is fully equipped with cooking hob, microwave with oven function in-built, fridge with freezer compartment, tons of cupboard space and two rubbish bins. The bed is double sized and very comfortable with an amazing under bed storage area and cupboards all around it. The building itself is very secure with all doors operated with a modern electronic key card system, CCTV and 24/7 presence. The neighbourhood is very quiet, and the University is right across the road! Travelling to the city centre is very safe and easy and there is an incredible range of local shops, supermarkets, amenities and city attractions. I cannot recommend Sparkford House enough!
Staying at UniLife has been an experience. It started out lovely and inviting but slowly went downhill. Staff were very attentive and helpful to begin with but gradually became less interested and less visible in the building. Frank spends less and less time in the building meaning that if an issue occurs, contacting someone is more difficult and impersonal. This building was advertised as being for students yet currently, there are more non-students than students, and some of these appear to be staying for very dubious reasons. The building has a capacity of circa 115 people and with 4 washing machines, this isn’t sustainable. The social areas are also far too small for the maximum capacity. Issues have to be mentioned multiple times to get resolved, I have mentioned an issue five times over the course of two months and it still hasn’t been resolved. The contract has been broken multiple times so should really be re-written to avoid legal action. Overall, not worth the money at all!
Dear Resident, Thank you for taking the time to review your experience at Sparkford House. I am glad to hear that you have experienced the trully caring and helpful assistance from the team, but obviously disappointed to learn that you feel this has not been consistent. Frank is in residence in the building, so pretty much is there 24/7 and although he may not be at the reception desk all the time, all residents have his mobile phone to call or WhatsApp anytime there is an issue. Sparkford House is a student residence. During this year, due to the pandemic, an exemption was granted by the council to welcome young professionals and key workers for shorter periods of time until the 31st August 2021. Your feedback is always welcome and we will continue to monitor the usage of the Laundry. There are 90 Studios in the building and the 4 washing/ drying stacks represent a ratio of 1:25 studios. As a reference, other students developments generally work to a 1:75 beds. On top of this, there is no charge for the Laundry for the current year, comparing to the £4 per wash/dry cycle that other student residences charge, this is a substantial saving for our residents. Our experience is that the social areas, including the Gym, Music room, Gaming room, Social Kitchen, Communal Lounge and study pods have not reached capacity at any point this year. In addition, this summer we will be opening our outdoor social areas, including a BBQ area that we hope to be using as soon as the weather allows! Finally I am sorry to hear that an issue has not been resolved - I would appreciate if you were to e-mail me directly (you should have my details) so that I can understand the situation and resolve it for you. Living in Sparkford House and being a part of the Unilife family has been an amazing experience. The buildings itself has everything; excellent wifi, fully equipped and furnished rooms which are a great size, spacious and with easy to use facilities. There are many facilities available 24/7 and a games room, gym and music room which are all available for anyone whenever. There is also a large communial area where different events, studying and just hanging out and socialising takes place in. The staff and maintenance team are excellent and are always here to help. Frank in particular, he has been here for everyone every step of the way and he constantly goes above and beyond in any way he can to help, provide advice, help and support. Sparkford House is perfect for any university student who is looking for a modern, social, building with spacious rooms and in an excellent location regarding both the university and the city and the high street. As well as stress free moving.

A student accommodation flat that surprised me. The whole building is very new with high speed Wi-Fi and 24 hour secure automatic doors, a free gym area and laundry room. The facilities are also brand new. The space is very spacious and bright and comforting. The weekly rate was a little higher than the average student accommodation to be honest, but after staying there for almost a month, I think it was well worth it: 1. it is in a fairly safe and quiet location, about 10 minutes walk from Winchester's shopping streets, which is neither too noisy nor too inconvenient for everyday shopping. 2. Everyone in the accommodation is from all over the world and they are very friendly. The receptionist was very helpful whenever I needed help, such as when the facilities were broken down and needed to be repaired, collecting a delivery, etc. 3. there were regular social events and activities that didn't make me feel lonely while studying away from home!
Unilife is an amazing experience for people who want to live independently or socialise. As I am a student who lives in the premium studio and hardly socialises, it is amazing. Frank who is the manager of Unilife Winchester is a great help and support, he is very respectful and kind. He is also always there to help if anything is needed. Staying in a studio right opposite the university means that I can just jump out of bed half an hour before and get to my lectures if needed. Furthermore, living in a studio means you have your own kitchen,bathroom and bedroom all in one..this makes it so personal and comforting. Also having social spaces for residents to socialise, gym for fitness and also yoga makes this student accommodation much more unique. In addition, there is great security build in this studio with swipe cards so no one can enter, phones in your studio that let you give access to whom you want in the studio and swiping at every stair level door for safety is impressive.
It is a really nice accommodation to live, everyone is very friendly and helpful, the environment around is peaceful and beautiful, really good for your health. The room is big and bright, also have all the necessities you need: television, hot water, big mirror, fast free Wi-Fi... it’s super cozy. And the reception is convenient for you to collect your parcels. Also there are lots of social events so you can make friends with other residents, really interesting! According to the current situation everyone need to study online, it’s a suitable and quiet place to study and enjoy your life. And if the lockdown is over, the place is also very close to your university. Anyway it is a perfect place!
I contacted Frank about student accommodation in Winchester before Sparkford House was finished, he was extremely helpful and knowledgeable about the place and knew exactly what we wanted. Me and my partner have booked a Luxury studio which frank had made us feel extremely welcome when we came to view the property. We cannot wait to move into sparkford house as It is a brand new building which went above and beyond all of our expectations. The prices are higher than your standard student accommodation but for the experience and piece of mind that everything will be perfect throughout your stay it’s 100% worth it. I’d recommend sparkford house to anyone and Unilife as a business. I’ve had an amazing experience so far!
