Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

The management could not be bothered with their own house rules. Residents are not adhering to the regulations such as making noise at the night, the communal areas are NIGHTMARES especially the kitchen, laughing and banging inside the kitchen! Residents NEVER EVER clean after themselves. Been reporting these issues several times to the house management but the residents (mainly boys) are stubborn and dirty (no hard feelings but you will feel like you're living in the zoo). Hence, the house management just disregarded your complaints anyways. The washing machines are not all working and you had to fight to get your clothes to wash in the machine as (AGAIN) those residents are stubborn and left their clothing inside the machines for HOURS. Just now I realised some of them even washed their shoes in the machine! So, imagine if you're going to use it to wash your clothes and/or towel! I'm planning to move ASAP..
Worst place to live as a student. Most of the positive reviews here are made by the management team.
Good value for money , I feel safe as there is 24 hour staff and key cards are good for security. I feel listened to by staff and the facilities are great and I make use of them regularly.
The staff are very friendly and readily available. It is a safe environment as there is always staff at reception 24/7. Keycards increase security. There is a gym, several lounges, a game room, a movie theatre, and even study rooms. The facilities here definitely make it good value for money.
Jopling house is a nice place to stay. it very comfortable and the game rooms and cinema rooms are good too. The security is pretty good too
Good location as it’s near bridges shopping center, metro, bus station and near to university if you want to walk. It’s located in the city center so you have everything near you. The rooms are quite big and especially the studio and apartment ones but the en suite ones are really big and comfy too. Very comfy, with the basic furnitures that someone need. There are a lot of common areas for residents that they can use. There are also a 24/7 security in reception. The building is clean. I stay there for two years now and I think it’s is quite good and I would definitely recommend to you. You will not regret it. :)
Great location and good staff. But, more needs to be done about the social experience.
It's a good place to be. Quiet, spacious and safe. I am, however, staying during COVID-19 lockdown, hence it is very quiet and lots of personal space and almost zero utilization of social space (which to me is GREAT!)
It’s a good one. Not perfect but the best I’ve been in. The security is second to none, and the location is very accessible.
The building is in a good location in the city center. It's a short 10 minute scenic walk to the St Peter's Campus across the bridge. It roughly takes the same time to walk to the city campus. There is always an employee at the front desk who is able to help with any issues. I cannot comment much on the social spaces as I have not used them much, but they are always clean when I pass by them. Compared to other accommodations I have lived in, this one has certainly been the best. The only complaint would possibly be the furniture in the rooms. The beds are average and the chairs do not have the best back support in my opinion. As stated, that's likely the only issue that I have had so far, and this accommodation is likely one of the better ones you'll find while studying at the University of Sunderland
For the first year of university, I had been travelling to and from university by train. So many hours were wasted in travel and I always feared of missing an early lecture if the train had delayed. I started to look for some accommodations but none were to my liking until I found Jopling House. It was only 10 mins away from my university and had more than all the facilities I required. Such as, a conference room where I had meetings with my fellow students of our projects, a gym that keeps me active always, amazing kitchen space, my room is perfect with zero issues, etc. Moving to Jopling House was one of the greatest decisions I made, as it made everything much more efficient and easy. The security is fantastic and if any problem has occurred it is dealt with almost immediately. The staff are super and regularly check if my student experience is going well. Jopling House is great value for money and a safe and secure place.

the place is so spacious , the facilities available are so useful like the gym , pool tables , sports hall . the staff are beyond helpful and lovely , the rooms are set top so conveniently and more than enough space compared to other small student halls , you do get a lot more than your moneys worth .
This is my third student accommodation in Sunderland and I must say it’s the best decision I ever made to move in here. The management staff is exceptional in terms of being polite and kind and also being efficient when handling student complaints. The rooms are spacious and very modern(regardless of the price) and I believe they are the first accommodation in Sunderland to incorporate walk-in closets in the design of the rooms, which I love so much as it gives the feel of luxury. The cleaners are neat and know how to get their job done properly. Jopling house is the place to be if you want to get the best of student living. There is a well equipped gym, a mini golf course, a whole sports room for basketball and football, a virtual gaming room, etc I mean they’ve outdone themselves. Living here I have made amazing friends for life and I feel at home. I implore you to come here if you’re looking for luxury at an affordable price.
My experience in Jopling House has been nothing short of exceptional. My room is big and spacious with all the desired appliances, the security and reception is present 24/7 and the the management team is very nice and professional. However, my favourite thing about this accommodation is the spaces that it provides as it has a gym, a sports hall and a yoga room to name a few which makes the building a hub for social activities. If you’re a student in Sunderland I recommend Jopling House 100%
I have been staying at Jopling House for nearly 2 years, and I have to say it is the best student accommodation I have stayed in. My room is an one bed apartment and it is perfect!, it is nice and spacious. (When I mean spacious I really mean spacious!!) like everywhere else in Jopling House. I have access to a private gym, games room, cinema room, study rooms and loads more! All my bills are included in my rent, which is excellent value for money. I feel safe, as there is 24 hour security, which gives me peace of mind, and the management team are extremely helpful and treat you respectfully. They are always there for any queries or any problems with my room, and dealt with in a timely manner. There are cleaners here cleaning all the communal areas, including the communal kitchens, so the place always clean. The location is right in the city centre, so I am close to all the shops and I am walking distance away from my campus. I also love the fact there are students living her
Nice studio flats, clean massive kitchens. Free gym. Worth the money. Love living here. Would recommend.
The most unprofessional, dirty, bug and rat ridden place in sunderland, and that's a tough thing to beat. The place is literally a construction zone so if you like to live with loud obnoxious workers who smoke in the building, bang and drill 24 hours a day so loud you can't hear your television, with management staff who genuinely don't care or have any empathy for any of the students, then this is the place for you. Oh and there's three minging washing machines for four floors and all the communal rooms are dark dingy hellholes with no windows and for some reason the apartments are somehow freezing cold but the hallways are burning hot because there's no ventilation. I could go on, i easily could, but TLDR: don't book here unless you like freezing rooms, paper thin walls, rats and mice (and their poop) in your room, loud builders 24/7, and staff who don't care one bit about the students there. oh also the area is really rough too and right next to 2 very loud bars/clubs.
