All the Answers You Need About Student Accommodation
What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

Birley is really modern, probably the nicest halls in terms of facilities. Slightly further out from the rest of campus but still a short walking distance. Could benefit from having some sort of common room. But living area was a decent size and all flats had good facilities and were secure

So nice. I’m the furthest from my building and it’s still only a 10 minute walk. The maintenance team are amazing and always fix and problem within 24 hours. Residential Advisors are there if we ever have any problems.
Clean and new, cleaning staff is very good and you are 100% secure. It's just very expensive
It is a lot of money for what it is, but so are most of the accommodations. I’d say our fridges are small and cleaners don’t do much. Room is nice and spacious, with a lot of storage. Cleaners don’t seem to do much and it can get annoying living with people who don’t clean themselves
Absolute ripoff for the equivalent of a shoebox room. No way to be placed in flats with similar people unlike other unis. Had an awful first year as a result.

I think I was the second year to stay in these halls so they were in great condition, modern and clean with great facilities. You did have to take your washing downstairs to use a machine which was slightly annoying. I’m some of the flats they had a large room for disabled accessibility which was great when you lived in it, but did mean one of the group had a much bigger room than their peers.
There wasn’t enough cupboard space for all 12 of us. Not enough sofas for all 12 of us to sit downstairs at the same time. Fined us so badly throughout the year for damages even though some of us knew we weren’t there when they happened.
WiFi can be touch and go sometimes, but overall this is a good accommodation option for everyone.
Depends on who you live with. Untidy kitchen but overall a lovely place to stay. RAs need to help more with problems with untidy housemates though.
did not enjoy my stay here. the security guards come into your room without telling you and literally they are everywhere. I did not have a good social experience. My flatmates were partying all night and I am on the first floor , you can literally hear everything happening in your house from your room . There were nights I had to leave to sleep at my girlfriends house because of the noise. The bathrooms are super tiny and it gets really hot . The rooms are alright. If you are international I would not recommend it .
The cleaners come once a week and do a great job, however they do sometimes refuse if the common area is too untidy (which makes sense). At the beginning of the year we were under the impression that they clean the shared bathrooms (one floor per week) but this turned out not to be the case. The receptionists and security are all very friendly although the security enter the premises unannounced and can be rude at times. Maintenance is regular which means the house stays in top condition and anything that gets broken will be fixed quickly. They use Glide WiFi which can drop out / be slow at times, and circuit laundry which is overly expensive and the washers break often.
Stayed here in my first year of university, met some of my best friends through living in these halls. Management was amazing and broken things were always sorted out as soon as they were reported. Would recommend to anyone
Best place to live for first year
Nice and modern, large communal areas to socialise, regular cleaning, minutes from each uni building, good security feels safe, maybe slightly pricey but still the best halls.
Birley has a wonderful atmosphere where students have many opportunities to socialise among each other in organised events by the living team or by students themselves. There is a safe environment with 24/7 security and pastoral care. Birley may be a short walk away from the main university campus, however with the large number of students living there and the larger living areas, it is often a place where students from all accommodations can come to socialise. I would recommend this accommodation highly.
Sharing with 12 people so you’re guaranteed to get on with at least one other person. Although the kitchen/shared area can get messy. Houses get cleaned once a week, bedrooms are spacious with loads of storage and sharing a bathroom is not an issue. Well lit at night with security patrolling, so when you come back from a night out you feel safe. But storage in the kitchen is limited so arrive early when moving in to get the best space.
Really social, always a party going on. The halls staff are insanely good at their job, emailed about getting a new mattress at 11pm and had one the next afternoon.

Really great place to live, clean, modern and great social atmosphere.
Good for the party life, bad for chilling out and getting your head down. The music is always pumping and there’s always a party going on. Another downside being the bedrooms are way too hot - Literally like a sauna.
A little pricey, but a lovely halls and met great people

Honestly can recommend this place so much! Stayed in Dale (big up dale 4) and shared a kitchen with 12 people :/ but overall it was so much fun. There's such a big mix of people so you're bound to click with at least one person. It can be messy but due to cleaners (who are more inspectors then cleaners), everything tends to be clean enough. The well kept green space outside really takes you away from the concrete jungle of Manchester without you being too far from the centre. Just quick things to note: If you can get mmu official accommodation DO IT they are super clean and well moderated and if things f*** up they get sorted quite well (I've heard horror stories from friends living nearby in none official accommodation). The walls in Dale are well insulated compared to other places. The general amount of space you get in your room is pretty decent REALLY question how much you value having a private bathroom... think about it, what types of people NEED a private bathroom? are you one
Too expensive and keeps rising every year! Should be 125 a week max! Also need more accommodation as there isn't enough!

Absolutely couldn’t be happier with my halls, I live in one of the town houses, with 12 people. Sounds crazy but everyone is lovely and the space is big enough to accommodate us all. I feel very safe and the building is lovely and modern feeling. Was worried about sharing a bathroom but honestly haven’t had a problem it’s nothing to stress about at all
For paying the average price for uni accommodation, the price is incredible for the quality and what is provided in regards to services and space
Halls was great fun but rather expensive! At birley you get a massive bedroom and a really pretty 12 bedroom house basically.

They don't care about the students. My boyfriend has been trying to move out because of bullying but nothing is being done about it and I have been told that it is impossible to leave. His flatmates are all very vindictive and have been trying to break into his room, they are very rude to both me and my boyfriend(He has been trying to move out for over 4 months!)
Any problems you have 24hours a day reception open which most halls don't have. From the middle of the night to early hours of the morning they will come up and sort it out for you. Couldn't ask for a better reception
Highly overpriced, although really nice and brand new it's scary to do anything wrong because they fine you massive charges over little things. Living in a townhouse of 12 people, it's never ever clean. In our house we have to live with 'rejects' of other houses - people who didn't get along with their other housemates so they got moved to our house. These are the worst kind of people - dirty, loud, never care about anyone but themselves. And when there's 12 of us, it really matters to consider your housemates. I wouldn't recommend these halls if you care about cleanliness cause it's pretty much impossible to keep it up - only so many times you can have a go at them on the group chat, things never change and the management does absolutely nothing about it.

Modern, clean, high quality wifi and high technology IT Zone and printers with high facilitie living rooms and kitchen areas have been provided fully for each flat
Townhouses are great, sharing with 12 people is fun, just a bit of a dodgey area but perfectly safe
love it, good value for money and bar far the best uni run accommodation, makes cambridge look like prison.
big kitchen containing everything you need and decent amount of space large tv with cables to connect laptop nice long table for studying/ eating/ pre drinking i was unfortunate to get anti social flat mates other flats were lucky and have a wonderful vibe room is a decent size was good storage space ensuite is fine my room is noisy as its by the main road flats get very hot! good security
I stay in Birley, Warde and it is amazing! Halls aren't that cheap but staying here is worth it. We get cleaners who hoover and wipe down surfaces once a week. It's probably MMU's nicest accommodation and the most sociable. The rooms are quite small but it's exactly what you need and there is plenty of storage. The bathroom is shared between 2 people and it's tiny and basic but manageable. I would strongly recommend Birley Warde
No communication at all by the staff. If you have an issue, it will take ages to get sorted, I waited about 2 months for a chest of drawers they forgot to give me.

Still not complete fully (exterior landscaping) and still paying full prive for the accomodation. Wifi rarely works in my room. Halls are modern and spacious. Nice looking but if given a 2nd chance for freshers. I wouldnt live here.
