The Brook is a brand new property that opened in September 2024, it is perfectly situated within easy reach of the University of Bath and Bath Spa University. When students want to get out and about, students can take a fifteen-minute walk to the heart of the city and explore everything that Bath has to offer.
Residents can get to know their neighbours by attending one of the residents’ events or make use of the games area, courtyard, lounge, cinema room and communal kitchen. When it’s time to get serious and get some work done students can make use of the WiFi and the quiet study room. Want to stay in shape? Then make use of the fully equipped gym. For added convenience, there is a cycle store, laundry and vending machine. Stay stress-free knowing that there is CCTV and an on-site residents’ team to ensure you are well looked after and supported during your stay.

What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

Great location with great staff and social spaces, however, the price we pay is a bit much in my opinion, even only for en-suite rooms students are still expected to pay upwards of £12k a year! This is the same as my yearly tuition fees at the university.
Hi! The management is incredibly friendly and supportive, making the experience enjoyable. The accommodations are spotless, and the social spaces are fantastic. The amenities are excellent, and the decor is both cute and aesthetic. I would absolutely recommend booking for next year—10/10!

The Brook is a lovely welcoming accommodation, brand new and sparkling clean. With many social events and facilities, it’s hard to feel lonely here! The studios themselves are pretty good sizes with plenty of storage. As a dual occupant, it is perfect to share with someone or to live cozy on your own!
The accommodation is one of the newer ones for students in Bath, and is in a very convenient location. Staff here are very friendly and helpful, and there are plenty of events that take place on site.
I love how they keep planning so many socials, giving us a platform to network!!
The Brook is a really accessible and very modern accommodation. Situated close to the city centre making it very convenient place to live in. The facilities are amazing and the staff are very friendly and helpful. Although I do wish the management was a bit more efficient with maintenance requests and in general have a better system.

Thank God i chose Brook as my accommodation, the people are friendly, the place is cozy, the water is hot, the room heater works. The kitchen is Amazing. The events that they have from time to time are such a good way to socialize. Whatever issue i have is fixed within 48hrs. There's sofa in every flat and a TV. The quite study room is a good place to study and work on my assignments. The gym is okay for basic health benefits. For any international student this is the place to go. It's brand new, it works and there are no major problems in here as compared to other accommodations

A great place to live, near to city centre
An amazing place to stay while I am studying at the University of Bath. The amenities are great and the staff are very friendly and helpful if you need anything. An inclusive and condusive environment that gives great support especially when I focusing on academics.
This is one of the best accommodations I have ever been. Really beautiful, everything brand new, all the facilities are awesome. They have a small gym as well! And it is not expensive at all!

Amazing so far with all the activities, staff, cleanliness, and amenities.
The bad: Like I know it's a new building so they are working out the problems, but the rooms just have dodgy work in them. Wouldn't recommend it for PhD students, £312 - 345 per week is 84 - 90% of your stipend and it just isn't worth the pain. What really is annoying is that the studio price is dictated by what floor you are on and not amount of space you get which was not clear, which feels a lot like a box and uncomfortable if your window is facing someone else's. Most of the social space is outdoors so when its raining, which is most of them time, it is not great as there is no cover. The bins and getting packages are limited from 8am - 5pm which is inconvenient if you have to go uni everyday. The ugly: The laundry 'service' is circuit laundry. This is £4 per wash at minimum and would recommend reading the reviews on their app for further clarity of their usefulness. The good: The location is very helpful as it is halfway between Lidi and Sainsbury's.. Staff are very helpful.
