All the Answers You Need About Student Accommodation
What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

Min is really helpful and talkative when I need anything especially over the Christmas time because it was lonely over the times. When I reported a noise complaint it was acted upon quickly.
The staff (Min and Lillian ) are amazing and are always available to help with issues quickly and the easiest way for the students
hello min is the best ever and so is lillian, good accommodation best place ever place them on the charts put them on the news 10/10
My time at this accommodation has now come to an end 3 months into university due to excessive leaks in my flat that the accommodation was well aware of when taking our money and moving us in. Upon arrival, we found a bin in the corridor to which parents questioned. They were told there had been some minor leaks in the summer, but this had been sorted so we would not need to worry. This was not the case and by the end of October after a large storm, we experienced large leaks in the corridor, where we had multiple buckets collecting the water that had to be changed regularly, in the kitchen, which eventually began seeping into plug sockets making it extremely unsafe, and also in multiple of the bedrooms. This issue was reported by our flat many times and no further action was made which eventually led to another leak a month later where it was so extreme (mould, no electricity, heavy flooding) we have had to move out of the property and are yet to receive compensation that we deserve.
When I first moved in the flat hadn’t been cleaned from previous tenants and rooms still had old belongings in and the cupboard and fridge were full of mouldy food. Aswell had water leaking into the flat from over 2 months ago and have huge amounts of mould growing on the ceiling and nothing has been done.
My experience at exchange works has been really really good. The events that go on are really interactive and fun. The social rooms like the common room and outdoor spaces are really nice, well kept clean and have a great feel to them. The staff are absolutely amazing and are all very friendly, helpful and are just great people. I especially want to say a huge thanks to one of the staff "Min" who has been exceptionally great and always says hello and is great to stop and have a chat to, very friendly and helpful. Only been here a week so far and I am enjoying life here so much! My flat and all the areas are always clean and everything just works, the WiFi, the laundry, everything!
I quite enjoyed my stay there. Could have been cleaner though. But it was mid.
It is a lovely atmosphere for the students of Sheffield Hallam. Great location, amazing facilities and super helpful and cheerful staff.
Good accommodation in the heart of Sheffield with friendly staff and on site help. I really enjoyed staying here and am looking forward to staying here for the next year to come.
I love the convenience and the friendliness of reception staff, maintainence requests can sometimes take a while to complete
I love exchange works!! Always do fun activities, Min and Joel did a personalised tote bag activity! It was really fun :)
There are many fun events hosted and Min is really nice had fun interacting with her
A cool place to stay with empathetic staffs
It’s been great living here so far! Staff are super friendly and on hand for anything we might need.
Overall well value for money. Great location, near the station and SHU library so when any internet issues you can go there.
Good accom, great sized kitchen good sized rooms
I love staying here and I love the way the staff treat everyone. I love their service. I love all the staff. They are very friendly expecially Abbie. She is very nice and helpful. Thank you.
Great value for money with a great location located 5 minutes from sheffield hallam city campus
Abby is the best receptionist !
i’ve had a great experience especially abi she makes sure we’re all okay
The whole living experience in exchange works was effortless. From moving in to using all the appliances was like a piece of cake. The staff is so helpful and friendly at any hour of the day. I was once locked out of my own room in the middle of the night and the staff from the reception was there to help me out. The events organized by the Accomodation is so fun to attend. It's a good way to meet new people and socialize as well .
I love living at exchange works, it’s in an ideal location, the staff on reception especially Tyler and Ben are so friendly and always there for a chat and to help. I feel safe here and there are plenty of activities available for students.
Ben and Abbie are so friendly and I love the panda !!
A really great place to stay, located really close to city campus. Good bedroom size with plenty of storage. Staff are really friendly.
Really good in terms of distance to university and the flat is a very spacious and I feel like I can have my own space to do my own thing.
It’s got really kind and friendly staff and is generally ok especially Abbie and Ben
Ben did a great job setting up the superbowl night for us all, and was an amazing host who sat down and talked with us about it!

Great love the rooms and reception
It’s good as it’s close to the university
Good accommodation but building that’s going on isn’t good also rooms always get damp
I have enjoyed staying at exchange works. The location is great, however it has been slightly annoying this year with the building work.
Ben is great jejsjsjejisndjeksjwnks
ultimately i’ve enjoyed my time here
Good services and welcoming staff
The staffs are cute, Ben and Abbie.
Here is very comfortable and convenient, it near every place. And the staff's name is Ben, who is very kind and helpful.
The location is very close to Hallam university. The prices are good but the common area could use some improvements. Making sure that people obey the rules.
Brilliant setup with social spaces which allows us to make friends and socialise easily.
It was a very good experience overall. Abbie, Scarlet, and Ben are all amazing
Excellent desk staff always happy to help.
Abbie is so helpful and friendly. Goes above and beyond
After living in this accommodation for almost 3 months overall I would say it's just below average. There are some clear positives: -Great location being right by city campus, city centre and train station. -Decent sized rooms. -Not too loud. -Table tennis is a great way to have fun with flatmates. However, for me the negatives just outweigh the positives: -Rooms can get too hot. -Curtain shower. -Fire alarms are set off multiple times each week. -Dodgy laundry machines. -People literally trash the common room (rip parts off sofas, steal pool table pools, snaps pool table sticks) and the staff won't do anything about it, literally they don't even bother sending an email asking people to simply respect the common room. Staff literally tell us to buy our own pool equipment even when they advertise it! Overall, it's not awful but for a similar price you could go somewhere a lot better like the Forge or Elements, particularly if you are at collegiate campus. (5.5/10)
My experience last year was really good but this year it has been terrible. The staff are new and incredibly rude, and we had so many leaks that were ongoing and the worst thing to happen was that our door handle broke to our flat and we couldn’t get in and we complained to reception and on the Unite app for 2 weeks and nothing happened. After 2 weeks a group of unknown people entered the flat and came in our rooms at around 10pm and still nothing was done until we called up the main Unite complaint line then it eventually got fixed. And while we were discussing the break-in with reception, 2 other students were sat on the reception desk listening in and interrupting us telling us our door is fine. The discussion wasn’t confidential and the receptionist didn’t tell the other students (who were sat on the desk) to stay out of it.
Our front door was broken for 2 weeks and nothing was done about it till we were broken in to and complained to the higher management. We’ve had leaks since we’ve moved in that haven’t been fixed after reporting it a hundred times. So disappointed and embarrassed because I recommended my friends here and everything’s bad.
Nice place for first year student, really close to Sheffield Hallam and the staff and security is the best I’ve seen.
Good value for money Cost effective Good social scene
A very good experience and helpful staff members which is really good.
Good location central in Sheffield and easy access to all uni buildings
Great stay and services here, close to everything nearby and the university, would recommend.
I like my stay here it’s very cosy and I like how close it is to uni
i’ve liked my stay here and it’s acc a good value for money, very good location. the staff are nice too.
Good location to uni and shops and good value for money.
Great sized bedroom, nice and clean
Perfect Location, close to everything good value for money
Nice place to live would recommend
Nice staff, nice location, nice service, nice place
Good location cheap enough and easy access mostly
The accommodation is really close to the city campus, train station and city centre. The price is a bit expensive for what it is but the staff are all friendly and always happy to help. If you are a gamer, you will need an ethernet cable to get a good gaming experience as the WiFi is a bit all over the place.
Overpriced, the view from my room is minging, right opposite a secondary school, construction work wakes me up all the time, reception are hardly ever open, honestly better off staying at forge, leadmill point or the elements
Brilliant location, right next to Sheffield Hallam and not far from clubs such as Code or the Leadmill - Its sort of expensive but you pay mostly for the location. I’d recommend staying, its clean, staff are friendly and the courtyard isn’t particularly loud past like the second week. Has a pool table, 2 table tennis tables and table football downstairs alongside vending machines
Excellent location, good social areas, good size flates and rooms
Good location for Hallam, not for Uni of.
The staff are kind and helpful. Sometimes you will collect some gifts or snacks at the reception. The room is clean and cozy. Suitable for students who study in Sheffield Hallam Uni as only 4 mins walk.
Very good accommodation, close to University (2 min to SHU) and in the city center. Rooms are spacious, modern with only 4 people sharing the kitchen. The accommodation is kept clean, the staffs are very friendly, and the management ensures the cleanliness of kitchens with regular audits. I had a great experience, staying here and would definitely recommend staying.
Very happy, very comfortable. Ideal location. Staying again next year
Amazing location with modern facilities
Amazing apart from they didn’t act quick enough when bullying occurred in our flat - leading to stolen and broken possessions and 2 of us moving out early.
Great facilities (bathroom, kitchen) however small bedroom
Sociable and in a great location, good choice for first year students
