All the Answers You Need About Student Accommodation
What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

Good accommodation for international students
Amazing place to stay. Very kind staff members
I’ve really enjoyed staying at St Martins House. The team are superb and friendly, ready to answer all questions and on hand if there’s any issues. The other students here are also really nice and open to hanging out so it’s quite easy to just chat to anyone. In conclusion, love staying here and would deffo stay here again!
Good experience so far near the town center and easy to get to places
I have been a part of Unite Students since September. It has been a great month till now.
Good overall accommodation. Good location, decent facilities.
Just one issue but it’s in the progress of sorting
I have enjoyed my experience at this property. It’s got good wifi and good space for me
I enjoy living here it’s very close to town
I really enjoy living here, it is fun.
I feel like home in the accommodation
St. Martins House is a lovely property with clean, comfortable rooms and tasteful decor. The staff are friendly and always willing to help. Overall, it’s a pleasant and welcoming place to stay
This is my first experience being in a student accommodation and I have loved every bit of it.
It's different from my last accommodation in terms of location, but the place in itself is great. I like how it's much smaller so not as overwhelming.. Wi-Fi can be an issue sometimes though as it keeps cutting out.
Very good place good social spaces having fun
It's decent, u get what u pay for.
Good location, friendly staff, very comfortable and well-equipped accommodation
Daniel and Joe have been really helpful and nice throughout my stay at St Martins House.
I was very happy at St Martins house, felt as though there were a good few events at the start of the year to help students settle in and the staff were very attentive and quick to resolve any issues, in particular Daniel and Joe. The best part of this accommodation is how close it is to everything meaning I was able to make the most of both my social and academic life at university and have an amazing second year.
Staff are very helpful (particularly Daniel). Nice location in the city centre. Rooms are quite nice.
Very very good for price! room was bigger than last years which was £60 more expensive pw 🙂 the desk is brilliant for working and the room is super cosy. The staff are great and very friendly! The noise isn’t bad and the kitchen space is good. 10/10, very good for its price. I pay 105pw
Terrible reception opening hours. I could never get my parcels as there is never anyone at reception. Furthermore, there used to be a basket to place delivery items in, but now that’s also gone. This is really bad.. Additionally, I’ve had issues with the stove and oven before which never got fixed and took ages for them to reply through the email or app.. and you know what? I can’t ask them personally because there is never anyone at the reception .-.
Good accommodation central to everything
One the best places to live your student life in Leicester, as this place is located at the start of the city center. Even the church is just behind the building. The guys the working at the reception Daniel and Jack offer excellent support to any of your query regarding the property.
It’s been alright as it’s cheaper compared to other nearby accommodations. However some of the facilities needs regular update as they shouldn’t be used for more than a year due to rust among other reasons e.g Microwave, Iron
Maintenance is really slow, been without different kitchen amenities (including an oven, stove and microwave) and a heater for weeks at a time which is unacceptable, even after chasing to get things fixed. There is a reception staff shortage and we aren't made aware, meaning that there's no one in for parcels or queries when needed. This is time-consuming for students to collect parcels elsewhere when it should be easy. I will say the staff are lovely and try to get things sorted when you get to see or speak to them (even if it is rare). Located virtually in the city centre, about 10mins walk to DMU campus. No parking available really unless you're lucky to park on the road outside. Overall, although it is cheaper than other surrounding places, I still expect everything to be already working when moved in, obviously checks weren't done before new tenants arrived. Still paying for a service but seems they lack staff to get the necessary things done.
I've been having a great stay at St Martin's house so far!, I've already recommended to multiple friends
Good value for money as property is next to town and dmu. So don’t need to waste money on transport.
