All the Answers You Need About Student Accommodation
What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

Adam is very helpful, even druning the night when is needed he helps out
This accomodation is so nice and clean. The staff is soo supportive including manager Luca. Security Guard Fahad, he's soo friendly and supportive.
I have been living in this student accommodation for 02 years, and I would like to commend our manager, for their dedication and hard work. They have consistently shown a high level of professionalism and commitment to ensuring that the accommodation is well-maintained and that all residents feel comfortable and safe. Our security officer, Fahad Ali has been exceptional in ensuring the safety and security of all residents. They are vigilant, responsive, and always maintain a friendly demeanor, which helps create a welcoming and secure environment. Fahad is always present during their shifts, patrolling the premises and being available to assist with any security concerns. Their presence is reassuring, and they have effectively handled any incidents that have occurred, providing peace of mind to everyone living here.
I recently had the pleasure of staying at Polhill Park student accommodation, and I can confidently say it exceeded all my expectations. The facilities are top-notch, offering a perfect blend of comfort and convenience. The rooms are spacious, well-furnished, and impeccably clean, providing a conducive environment for both study and relaxation. The communal areas, including the kitchen and lounge, are modern and well-maintained, fostering a sense of community among residents. What truly set my experience apart was the exceptional service provided by Fahad. From the moment I arrived, Fahad was attentive, approachable, and incredibly helpful, promptly addressing any concerns or questions I had. Fahad's dedication to his role was evident in his proactive approach to maintaining the accommodation and ensuring all residents were comfortable. His friendly demeanor and willingness to go above and beyond made my stay at Polhill Park.
Polhill Park is a decent place to stay, the security guard Adam is very friendly and professional, one of the best on campus. The campus is relatively clean and quiet .
Staff is wonderful and nice. Adam is always nice and willing to help
Adam the gentleman at the reception during the days are both an excellent staff here.
Adam is good always there to help most useful asset in this accommodation
The securities are really good the day staff are good as well but my flat step always stinks
Great experience with friendly staff. All staff are helpful, Well, I can speak for those I have interacted with, from the Manager Raluca to the front desk guys, the cleaners and the security...especially Fahad and Adam, very friendly, active and helpful guys.
Staff here are very nice. A select few seem like they don’t want to work there as they can be very rude and blunt and don’t help resolve issues. Security is incredible and are always reliable. Staff know each student and takes time to get to know us individual which makes it feel more like home. They do small things to try and make living there a bit better such as takeaways occasionally and breakfast on Thursday mornings. I personally have had a few issues with my mental health and both the day staff and security have been good. Again the day staff there is on 2 whole seem to care about us and there are another 2 who seem as if they don’t want to be there. The manager reluca and staff member Assad are by far the best workers, the most welcoming, supportive and proactive within the team. On security, Adam and Ali never fail to make sure all of us are safe and happy. On Wednesday nights when is students go on a student night out they always make sure we are back safe and have everything
Adam is kind and funny. Very talkative.
Very friendly staff who make me feel heard and safe. Security that I know I know I can depend (especially Adam).
Amazing staff, and whenever a complaint is made they are relatively quick to solve the problem. Security here is also great there is one everyday to replace the morning staff if they aren’t available. Special shout out to security guard Adam.
All the staff are very welcoming, in particular Adam who makes sure everyone has a smile on their faces when we pass. All staff are also accommodating for any conversations which helps me feel comfortable.
Thank you for your kind words and a positive review.
Staff are always friendly and ready to help. Especially Adam the security guard who is always cheerful and has a smile on his face.
Good security an reception staff - especially Adams who is always friendly and willing to help whenever needed.
It is a nice place to live, i feel welcomed by the staff and they do their bit with the community! Adam the security guard is particularly helpful and always offers a hand! he is always welcoming and smiling!
Accommodation is good, Adam the security gaurd is great! Does a fabulous job at keeping us safe, checking up on us, always free to talk and always smiling!
Adam -security. all security are nice and helpful
I love the place and environment here. The staff and security are great, and everyone is friendly and helpful.
Friendly staff only when you pass by, but when it comes to solving problems, zero reliability. They are focused on the least significant problems, if you complain about something they say they will solve it but in the end, nothing. Room is ok. Walls are thin. Neighbours do not clean. Overall, DO NOT CHOOSE THIS PLACE.
Terrible experience staying here. Staff were unfriendly and continue to be unhelpful after moving out by not processing my refund. It’s been three months now and still no word about the money they owe me. They don’t take complaints seriously and fault you for mistakes they make on their end. Do not stay here, you’ll be sorely disappointed.
Nothing to say. Reviews are enough.
This student accommodation is very comfortable, clean and located directly on campus. It is very easy to get to know other students. In fact, there is a very nice common area with a Ping Pong and Pool table, as well as Tv to watch any sport events. The structure is very safe and there is always a member of staff or security during night to assist you with any issues Furthermore, a free gym membership and wi-fi is available for all students living here. The accommodation is very safe and there is always a member of staff or security during night to assist you with any issues. It is possible to reach the town centre and the majority of the grocery shops with a 20 minutes’ walk.
It's great, new and always good to live, very convient to the Campus but the security here is too tight and it feels a bit like school and a prison, otherwise it's great for what you pay for.
Good value for money and the internet is free unelss more than three devices are needed (choose carefully). The social space is limited and id often occupied but with a pool table tennis table and football table there is lots to occupy your spare time.
Liberty park is good for the social life, however this can also be a bad thing. With thin walls and ceilings it makes it hard not to hear others partying or talking or even walking. Kitchens are communal therefore everybody needs to chip in, although if you live with flat mates like mine you may find yourself living in rubbish until you clean their stuff. The flat doors are heavy and are loud when closing to which is bad if youre a light sleeper. But again the staff are nice and willing to help, so close to the uni its self is a plus, which enables you to roll out of bed and to lectures.
